  • Merko Ehitus AS sells Järvetipu development project with the established detailed plan belonging to it in Haabersti city district, Tallinn

    51 residential plots with the total area of 57032 m2 and additionally 1 commercial plot with the area of 1192 m2 have been planned to the land area of 96022 m2on the basis of the detailed plan established in 2002. The sizes of the plots of residential land remain within 843 m2-1627 m2, the size of the area under construction is 200-230 m2 and the full construction percent is 15-23% depending on the size of the plot.

    The plan allows the dwellings of up to 2 floors with the ridge height of up to 10 m and the roof inclination of 30-45 degrees. Parking is allowed on the plot or within the volume of the building. The maximum gross volume of the construction of all private houses makes total of 21640 m2. The construction volume 400 gross m2 is allowed on the plot of the commercial land. In addition to the above, the plan stipulates about 21000 m2 of plots of general purpose land and about 17000 m2 of transport plots required for access roads.

    The connections with central water, sewerage, stormwater, communication and gas networks have been planned on the plots of Järvetipu development area and the connection point of electricity built by Estonian Energy. The construction of the communication networks has not been currently started, but the negotiations are held with the providers of network services and the designing works have been started. Pursuant to the installation of the networks the asphalting of in-quarter roads and the installation of the street lighting have been planned.

    Järvetipu development project is located westwards of the city centre, near the road heading towards Tabasalu in Haabersti city district between already built residential districts, about 2 km from the trade centre of Rocca al Mare and Saku Suurhall.

    The price of the development project is 1 535 000 euros. The VAT 20% is added to the price.

    Merko Ehitus AS sells 40 registered immovable properties of the state land including the development project located in Haabersti city district, Tallinn. The owner and developer of the registered immovable property is Woody OÜ, the subsidiary of Merko Ehitus AS.

    According to the order of Tallinn City Government of 14 October 2009 the detailed plan for the construction of apartment buildings has been started on the area of 62200 m2. The plan stipulates the establishing of 10 plots of residential land (total area 50982 m2), 2 plots of transport land, 2 social plots and 2 production plots (substations). Up to 4-storied apartment buildings with the total maximum gross volume of construction of 27360 m2 and the maximum number of apartments of 270 are planned for the plots of residential land.

    378 parking places located in the yard, also recreation areas and playgrounds for children will be set up next to the apartment buildings. The aim of the developer is to reach the receipt of the pending detailed plan process by the end of 2011 and the establishing of the latter in 2012.

    40 registered immovable properties of state land are located in Haabersti in the green area between Väike-Õismäe and Lake Harku, about 200 metres from Paldiski road. The city centre is located at the distance of 7 kilometres, Tallinn's largest trade centre called Rocca al Mare and other important hobby and recreational centres of this district are located at the distance of 1 km. Lake Harku and the official sandy beach located on this coast remains only at the distance of 300 m. The stops of public transport, schools, kindergartens and various possibilities for sporting and spending leisure time both inside and outside are located nearby.

    The price of the development project is 1 500 000 euros. The VAT 20% is added to the price.

Kallaste development area

  • AS Merko Ehitus sells Kallaste II registered immovable property located in Apametsa I development area at the border of Tallinn in Harku rural municipality. The cadastral register number of the registered immovable property is 19801:002:0962 and the size of the area is 39 483 m². The intended purpose of the registered immovable property is currently 100% profit yielding land.

    The land unit of Kallaste II is located in Tiskre village, Harku rural municipality in Harju county, at the border of the city of Tallinn. The registered immovable property borders with Tallinn-Rannamõisa-Kloogaranna road in the west and Nõmme tee and limestone escarpment in the south. The neighbouring property is in the north which borders with Liiva tee and the border of the City of Tallinn in the north-west.

    Harku Rural Municipality Government has the detailed plan in the pre-establishing procedure by which the intended purpose of the land is changed into the commercial land. According to the detailed plan the registered immovable property can be divided into two smaller properties of commercial land. The planned building right allows to build up to 3-storied commercial building(s) with the total area under construction of 9000 m² and gross area of up to 22500 m². The solution of detailed plan stipulates the roundabout to the state road of Tallinn-Rannamõisa-Kloogaranna which enables the smooth access to the planned area.

    The large-volume commercial building, such as trade and leisure centre, has been planned for Kallaste II and neighbouring property with the detailed plan.
    The Gulf of Kakumäe remains in the west at about 1.2 km from the property, Lake Harku at about 2.3 km in the south-east and Harku quarry at about 2.5 km in the south.

  • Merko Ehitus AS sells the operating gardening farm complex located in Pirita city district in Tallinn. The owner of the registered immovable properties is 100%-ly Woody OÜ, the subsidiary of Merko Ehitus.

    Võluaia gardening farm complex is located on the landscape protection area of the valley of River Pirita remaining in the eastern part of Pirita city district at the addresses Kiviaia tee 10 (78402:206:0480), 10a (78402:206:04902) and 11 (78402:207:0250), in the extremely beautiful natural environment in the close vicinity of River Pirita, Tallinn Botanical Garden and Pärnamäe cemetery.     The properties are located near Tallinn roundabout in the vicinity of Kiili crossroad. The distance about 4.5 km from Tartu road, 3.5 km from Kiili small town, about 16 km from Tallinn City Centre and 3.3 km from Viljandi road.
